Questions Tenants Frequently Ask

Although this list is somewhat generic most questions can be answered by a professional property management company. As a wise person once said, “the only bad question is one you do not ask”.

What do I need to submit a rental application?

You will need to be at least 18 years of age and should be able to qualify. We strongly advise you not to waste your money if you have an unusually low credit score, a criminal record or bad rental history. Feel free to contact us with any questions or concerns.

Can I apply without viewing the property in person?

Yes, you can. However, this may not be wise and may be taken into consideration if you are not the only applicant. There are options available including having someone else view it for you or viewing the property virtually using us or a local realtor.

How do I view the property?

Most of our homes are viewable on the local Multiple Listing Service (MLS). You can also view most properties on all of the most popular real estate sites. The Realtor of your choice can schedule and assist you with viewing most homes as well.

Must I sign a lease?

Absolutely. You can sign a lease online or with pen and ink but they are mandatory. Leases protect not only the property owner but the tenant as well.

How much is the security deposit?

The security deposit is normally equal to one months’ rent. There amount is subject to vary depending on the dynamics of the situation. Namely the applicants credit score and the property owners’ wish.

What day is the rent due?

Unless the lease you sign states otherwise rent is due the first of every month. Contact us to confirm the different payment techniques that are acceptable. We do not accept cash payments at this time.

Will my rent go up?

It is possible that your rent will go up but only after the current lease has expired. Obviously, everyone’s expenses can increase and that includes property owners. We strive to keep rent increases as fair as possible.

What happens if I cannot pay my rent on time?

If this is the case you should contact us as soon as you become aware of the situation. Not paying your rent on time is a violation of the lease and could subject you to late fees and or eviction. If you contact us early maybe able to work with you as tenant relations are important to us. However, each situation is different.
